DO YOU HAVE PROGRAMS FOR PRIMARY RESIDENCE PURCHASES?

No, we only service investment and commercial loans

WHAT IS THE MINIMUM AND MAXIMUM LOAN AMOUNT?

Minimum loan amount is $40,000 Maximum loan amount is $1,000,000

WHAT IS THE MAXIMUM LTV (LOAN TO VALUE) ALLOWED?

​

It depends on the file, residential or commercial, but it’s usually between 50-65% of current appraised value or sales price (whichever one is lower)

DO YOU HAVE PROGRAMS FOR REHABILITATIONS?

 

Yes, our max LTV (Loan to Value) is 65% of future appraised value.

DO YOU HAVE PROGRAMS FOR UNIMPROVED LAND?

​

Yes, our Loan to Value is 50% of current appraised value.

 

​

WHAT ARE YOUR INTEREST RATES?

​

Our interest rates are gradually based on risk layer, starting at 12.5% APR

ARE YOUR APPROVALS BASED ON CREDIT SCORES?

 

No, we do not consider credit scores when evaluating loans. However, we do require a recent credit report. We lend based on the value of the Real Estate collateral.

WHAT ARE YOUR TERMS?

 

We amortized all our loans on a standard 20 year with a 3-5 year balloon payment.

DO YOU TAKE SECOND LIENS?

 

No, we always require to be in First lien position.

DO YOU OFFER WORKING CAPITAL LOANS?

 

No, we only offer loans on Real Estate collateral
